How it works

From first message to signed lease, with someone local beside you

No chasing owners on Facebook, no guessing who really owns the land. Message us, and one of our team takes it from there.

  1. 1

    Browse places we've checked

Real photos, the owner's price, the lease terms and what we checked, on every listing.

  2. 2

    Message us on WhatsApp

One tap from the listing. No account, no forms, no email chains.

  3. 3

    Ask us anything

Pets, a longer stay, the internet in the rain. We ask the owner and come back with a straight answer.

  4. 4

See it in person or on video

One of our team meets you at the property. Still abroad? We walk you through it live.

  5. 5

    Agree the terms

We handle the back and forth with the owner, and the lease is drawn up in English through our licensed broker partner.

  6. 6

    Sign and move in

We stay your contact on the island for the little things that come up in the first weeks.

What we check

Most rentals here are found through a friend of a cousin on Facebook. We do the walking, asking and checking first, so you only see places worth your time.

  • Met the owner in person and checked their ID
  • Saw the title or tax declaration, and the name matches
  • Co-owners and heirs agree to the lease
  • Visited and photographed the property ourselves
  • Tested the internet on site

Leasing land as a foreigner

You can't own land here. You can lease it, for a long time.

The rules are simpler than most people expect. We explain them plainly, and every land listing says which papers we saw.

Read the 2026 guide
25 + 25
years. A private lease to a foreigner can run 25 years, renewable for another 25.
99
years for registered foreign investors under Republic Act 12252, signed September 2025.
In writing
and registered with the Registry of Deeds. That's what protects you.

Real people on the island, not a property portal

We live on Siargao. One of us visits every place before it goes on this site, and the same person will meet you there, answer your questions and help you get the lease signed. Message us even if you're still deciding.

Moving down from Manila, or coming home?

Everything here is open to Filipinos too. We also have a few lots for sale to Filipino buyers and Philippine companies.

Can't see the right place yet?

Tell us what you're looking for and we'll ask the owners we know. Most places on the island never reach a website.
